Why What To Offer exists
Buying a house is the biggest purchase most people make, yet the decision about what to offer is usually made in an evening, from a few photos and an asking price. The facts that matter are almost all public: what the street actually sold for, flood risk, the plot, the energy rating, the area. They're just scattered across a dozen government websites, and most buyers never see them together.
What To Offer pulls those facts into one report for the exact house you're looking at, checks them by hand, and adds the questions an experienced buyer would ask. Then it stops. What you offer is your decision.
The experience behind every report
- Hands-on renovation. Several houses renovated, with much of the work done first hand: so we know what a tired kitchen, an old fuse board, a damp cellar or a dodgy roof actually means in time and money.
- Buying and selling. Many purchases and sales across different types of property, so we know how asking prices are set and how they compare with what houses really sell for.
- Conveyancing and the legal side. Familiar with the process from offer to completion: tenure, title plans, searches, building regulations sign-off, and the points that hold sales up.
- Knowing what to ask. The questions in every report are the ones we'd ask ourselves before making an offer: about certificates, guarantees, boundaries, parking, damp and the seller's position.
What we are, and what we're not
- We are independent. We don't work for estate agents or sellers, and we don't get paid for the price you agree.
- We give you facts, not advice. We never recommend a price or tell you whether to buy.
- We are not surveyors, valuers, solicitors or mortgage advisers, and a report doesn't replace any of them. We'll tell you when you need one.
How we work
Every figure in a report comes from public data, such as HM Land Registry, the energy certificate register, the Environment Agency and the police, and every one is listed with its source and the date we checked it. A person reviews the whole report before it's sent. Read more about how we check the facts.
