Terms of business

Last updated 12 October 2026

1. Who we are

1.1 What To Offer is a trading name of Ben Iveson, a sole trader ("we", "us"). Contact: hello@whattooffer.co.uk. Our full business details, including our address, are on our business information page.

1.2 We are not regulated by the Financial Conduct Authority or the Royal Institution of Chartered Surveyors. We are not surveyors, valuers, solicitors or financial advisers.

2. What you get

2.1 A written pre-offer property report ("Report") on the single property you name in your order, based on the listing you send us and on publicly available data.

2.2 The Report gives general information and sets out evidence such as sold prices on the same street. It does not recommend a price or tell you what to offer. It is not:

2.3 You should still get a survey, use a solicitor or licensed conveyancer, and rely on your lender's valuation before committing to buy.

3. How we prepare Reports

3.1 We use public sources, including HM Land Registry, the energy certificate register, the Environment Agency, Ofsted, the police and published property listings, together with software tools, including artificial intelligence, to gather and analyse data. A person reviews every Report before it is sent to you.

3.2 Public data can be incomplete, out of date or wrong. We take reasonable care and skill in preparing the Report, but we cannot guarantee that the underlying data is accurate or complete. Each Report shows its sources and the date the data was checked.

4. Price and payment

4.1 The price is shown on our website and on the payment page before you pay. We are not registered for VAT, so no VAT is charged. There are no other charges.

4.2 You pay in full when you order, through our payment provider, Stripe. We do not see or store your card details.

4.3 A three-report pack (£24.99) gives you three Reports to use within 6 months of purchase. If you haven't used them all by then, we'll refund the unused Reports at £8.33 each if you ask within that period.

5. Delivery

5.1 We aim to deliver the Report by email within 48 hours of receiving both your payment and the listing link. If we can't, we'll tell you and you can choose a full refund instead.

5.2 We may decline an order, with a full refund, if we can't produce a reliable Report, for example because the property can't be identified or isn't in England.

6. Your right to cancel

6.1 You normally have 14 days to cancel a contract made online. Because you ask us to start work straight away, you agree that:

6.2 To cancel, email hello@whattooffer.co.uk with your order details.

7. If something is wrong

7.1 If the Report contains a factual error or leaves out something it should reasonably have included, tell us within 30 days of delivery. We will correct it free of charge or, if that isn't possible, refund what you paid.

7.2 This doesn't affect your statutory rights. For more information, contact Citizens Advice.

8. Who can rely on the Report

8.1 The Report is for you alone, to help you decide whether and how much to offer on the named property. Only you may rely on it. You may share it with your family, solicitor, surveyor or mortgage adviser, but we accept no responsibility to anyone else who reads it.

9. Our liability to you

9.1 Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law, including your rights under the Consumer Rights Act 2015.

9.2 Subject to 9.1, our total liability to you for anything arising from a Report is limited to the price you paid for it.

9.3 Subject to 9.1, we are not liable for decisions you make that go beyond the purpose of the Report in clause 8.1, or for losses caused by inaccurate public data that we could not reasonably have detected.

10. Using the Report

10.1 We own the copyright in the Report. You may use, print and share it privately as described in clause 8.1, but you may not publish or sell it. Third-party data and maps within it remain the property of their owners and are credited in the Report.

11. Complaints

11.1 Email hello@whattooffer.co.uk. We'll acknowledge your complaint within 3 working days and aim to resolve it within 14 days.

12. General

12.1 We may update these terms. The version in force when you order applies to your order.

12.2 These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you may also bring proceedings in your local courts.
