Why the gap is so big

Town centres are cheaper per square metre. HX1 and HD1 are mostly older terraces and flats close to the town centre, with smaller plots and less parking. Buyers pay less for each square metre, and the median price is the lowest in the area.

Villages and commuter areas cost more. HD8 and HD9 (Kirkburton, Shepley, Holmfirth, Honley) have more detached and stone-built houses, larger gardens, well-regarded schools and easy access to the countryside. Even their terraces had a median price of £200,000 or more.

Per square metre isn't the whole story. Condition, parking, garden size, the exact street and how recently a house was renovated all move the price. Two houses of the same size on the same street can sell tens of thousands of pounds apart.

What this means before you offer

An asking price on its own tells you very little. Divide it by the floor area and compare it with what similar homes on the same street actually sold for, and you can see where it sits. Our free guide shows how: how much to offer on a house.

Want it for a specific house? Our pre-offer report does this for the exact street, plus flood risk, the plot, condition checks and the questions to ask the agent. Independent, checked by a person, by the next working day. £9.99.
